Rental conditions BPD Woningfonds
BPD Woningfonds is a Dutch residential investment fund that focuses on offering - and keeping available for the long term - affordable and energy-efficient new construction. We believe it's important that residents have room left for expenses other than just rent. The income standard aims to keep homes accessible to middle-income earners (1-2 times modal income), while ensuring that households don't spend too much of their net income on housing costs. That's why we have clear income and rental conditions that apply to all mid-market rental homes. That's fair.
The following criteria apply:
1. Minimum income requirements
- For one contractor, the gross monthly income must be at least 3.5 times the base monthly rent.
- For two contractors, the combined gross monthly income must be at least 4 times the base monthly rent.
- For pensioners, an income requirement of 3.5 times the base monthly rent applies.
- Savings divided by 120 may be added to the monthly income.
- Incoming alimony is added to the disposable income.
- Fixed monthly obligations, such as alimony payments and loan repayments, are deducted from the monthly disposable income.
- Are you renting with your partner? Count your partner's income as 100%.
2. Maximum income limit
- For mid-market rental homes (excluding Amsterdam) - rent from €900 to €1.350 – maximum gross (combined) annual income €93.000
- For mid-market rental homes in Amsterdam - rent from €900 to €1.450 – maximum gross (combined) annual income €93.000
- Are you renting with your partner? Your partner's income counts as 100%.
3. Security deposits
- Self-employed individuals must pay a security deposit of two months' base rent.
- Temporary employment contracts (with or without letter of intent) must also pay a security deposit of two months' base rent.
4. Conditions for house sharing
- Maximum of 2 people may share a home.
- Not applicable for single-family homes.
- Applicable for apartments with at least 2 full bedrooms (a room that can fit at least a single bed and a closet).
- Both house sharers must have income and each must meet at least 50% of the income requirement. The rule 'the second income counts for 100%' does not apply to house sharers.
- Use of one rental agreement, where termination must be done by both tenants.
- New house sharer = new rental agreement = new assessment procedure.
5. Other rental conditions
- The minimum rental period is 1 year.
- The minimum age for renting a home is 18 years.
- Part of your registration is a PEP and Sanctions check and housing costs check by the rental agent. These results are part of the financial risk assessment.
- Incomplete registrations will not be processed.
- Rental applications can be refused by the rental agent at any time without giving reasons.
- The rental contract must be signed and the first rent invoice must be paid before delivery.
- In principle, guarantees are not accepted.
- House sharing may be excluded in specific projects.
6. Registration with Datakeeper
We ask everyone with a DigiD to provide verified source data via the Datakeeper app. This is your information as known by My Government (Basic Registration of Persons at your municipality, UWV, Tax Administration) and via a bank connection.
